The measurable metric we are looking to achieve from our database is the 2 to 20 rule, or for every 20 people you have in your database. Why is it 2 to 20 and not 1 to 10? I went to public school but this is a very easy to reduce fraction. The answer lies in what the 2 stands for.
1 out of the 2 will be a person looking to move in the next 12 months. Statistics actually tell us that more than 1 out of 10 people move EVERY SINGLE YEAR! The way in which you communicate with your database should uncover these people. Remember however that, things happen gradually and then suddenly. This means that those people that will actually move may have no idea they are moving until a life event happens.
The other 1 out of 2 is someone they know is moving. Said another way 1 out of 20 people are definitely moving in the next 12 months and another 1 our of 20 knows of someone moving. Research tells us that the average person knows of at least 4 people moving in the next year and your ability to receive that referral comes down to one simple word.... RAPPORT.
